Hotels for sale in Ibiza are among the scarcest investment properties in Spain. The number of tourist places on the island is frozen, no new hotel capacity is being created, and demand from hotel groups, family offices and private investors remains strong. Most hotel sales are therefore handled discreetly, and only part of the market is ever advertised. As a real estate agent in Ibiza, CW Real Estate Ibiza works with hotel owners and investors and presents selected hotels confidentially to qualified buyers.
The offer ranges from small boutique hotels and rural agroturismos to established hotels in Sant Antoni and five-star beachfront resorts, complemented by restaurants and commercial plots for hospitality projects. Some buyers look for an operating hotel with its licence and team, others for a building with potential to reposition. If you are also considering a private residence, you can browse our houses and villas for sale in Ibiza or our fincas for sale in Ibiza.
Buying a hotel in Ibiza
A hotel is both a property and a business. Its value depends on the location, the building and the number of rooms, but just as much on the tourist licence, the number of registered tourist places, the category, the condition of the installations and the trading history. Because new tourist places can no longer be created, an existing hotel with a valid licence is often worth considerably more than the building alone.

Types of hotels for sale in Ibiza
Boutique hotels, small hotels with a strong design concept, often in Ibiza Town, Santa Eulària or close to a beach, aimed at guests who pay for character and service rather than size.
Beachfront and resort hotels, larger hotels directly on the coast, often with pools, restaurants, spa and a long season, and the most sought-after segment among international investors.
Established hotels in tourist areas, hotels in Sant Antoni, Playa d’en Bossa or Es Canar with a proven trading history and potential to reposition.
Agroturismos and rural hotels, traditional country estates converted into small hotels, mostly in the north and the centre of the island, where nature and privacy are the main attraction.
Historic and repositioning projects, older hotels where the value lies in the location and the licensed places, with upside through renovation and a higher category.
Where are the hotels for sale on Ibiza?
Each part of the island attracts a different kind of guest. Ibiza Town combines the old town, the marinas and year-round demand from business and leisure travellers. Sant Antoni and Playa d’en Bossa are known for a strong summer season and nightlife, while Santa Eulària and the east coast appeal to families and guests looking for a calmer stay. The north, around Portinatx, Sant Joan and Sant Miquel, attracts guests who want nature, quiet bays and privacy. Many buyers start by deciding which guest they want to serve and then look at the locations that match.
Seasonality is a key point in every hotel calculation. Many hotels on Ibiza close in winter, so occupancy, room rates and costs should always be compared over the whole year and not only for the high season.
Restaurants and commercial plots for sale in Ibiza
Alongside hotels, we also offer selected restaurants and commercial land. Restaurants with an established clientele are just as scarce as hotels, because new activity licences in good locations are difficult to obtain, and they suit operators who want an existing business as well as investors looking for a property with a tenant. Commercial plots are of interest to buyers who want to develop a hospitality or business project, provided the planning rules allow the intended use. In our current portfolio you will find an established restaurant near Ibiza Town on a plot of 1,100 m² at €4.1 million, a restaurant property on a plot of more than 5,500 m² with price on request and a commercial plot of 18,000 m² at €22 million. As with hotels, the activity licence, the permitted use and the building status should be checked before any offer.
The hotel market in Ibiza in 2026
Since February 2022, all tourist places in the Balearic Islands have been frozen by law, and new places can no longer be bought from the island pools. In 2025 the Consell d’Eivissa and the island’s hotel federation went a step further and agreed to permanently remove the 9,000 places still held in Ibiza’s pool. In practice, this means that almost no new hotel capacity can be created on the island, and every existing licensed hotel has become a scarce asset.
Demand, on the other hand, remains high. According to a study by EY-Parthenon, Ibiza had the highest average room rate in Spain in 2024, around €196 per night at an occupancy of 78%, ahead of Barcelona and Madrid. In 2024 a five-star hotel with 116 rooms in the north of the island was sold for around €200 million, roughly €1.7 million per room, which was reported as a record for Spain. In our current portfolio, hotels range from a small hotel with 16 rooms at €3.4 million and a hotel with 87 rooms in Sant Antoni at €22 million to five-star beachfront hotels offered at €115 million and €120 million.
What should buyers check before purchasing a hotel?
Licence and tourist places, the opening licence, the registered category and the exact number of tourist places, and whether they match the rooms in use.
Planning and building status, building licences for all parts of the hotel, the planning classification of the plot and any open infringements.
Business figures, audited accounts, occupancy, average room rates, contracts with tour operators and online platforms, and bookings for the coming season.
Staff, under Spanish employment law the employees usually transfer to the new owner when an operating business is sold, so contracts, salaries and seniority should be reviewed.
Technical condition, installations, kitchens, pools, energy efficiency and fire safety, ideally reviewed by an architect and an engineer.
The structure of the purchase also matters. A hotel can be bought as a property, which is usually subject to the Balearic transfer tax ITP of 8% to 13% on the price, or by acquiring the company that owns and runs it, which has different tax and legal consequences. An independent lawyer and a tax adviser should compare both options before the offer is made. If part of the purchase is to be financed, our guide to getting a mortgage in Ibiza explains what Spanish banks usually ask for.

FAQ’s - Hotels for sale in Ibiza
How much does a hotel in Ibiza cost in 2026?
Prices depend on the location, the number of rooms and tourist places, the category, the condition and the trading figures. In our current portfolio, hotels range from a small hotel with 16 rooms at €3.4 million to five-star beachfront hotels at €115 million and €120 million. At the top of the market, a five-star hotel with 116 rooms in the north of Ibiza was sold in 2024 for around €200 million, roughly €1.7 million per room.
Are new hotels still being built on Ibiza?
Practically no. Since 2022 all tourist places in the Balearic Islands have been frozen by law, and in 2025 the island authorities and the hotel federation agreed to permanently remove the 9,000 places held in Ibiza’s pool. New hotel capacity can therefore hardly be created, and buying an existing licensed hotel is the realistic way to enter the market.
Why are hotels on Ibiza a good investment?
Supply is fixed while demand remains strong. Ibiza had the highest average room rate in Spain in 2024, around €196 per night, and international hotel groups and investors continue to look for licensed hotels on the island. Every hotel is different, however, so the figures, the licence and the condition of the building should always be checked in detail.
Should I buy the hotel property or the company that owns it?
Both are possible. Buying the property is usually subject to the Balearic transfer tax ITP, while buying the company that owns the hotel has different tax and legal consequences, including taking over its liabilities. An independent lawyer and a tax adviser should compare both options for each hotel.
Do the hotel staff transfer to the new owner?
When an operating hotel business is sold, Spanish employment law usually transfers the employees to the new owner with their existing contracts and seniority. Buyers should therefore review all employment contracts, salaries and any pending claims during due diligence.
Do you also sell restaurants and commercial property in Ibiza?
Yes. Alongside hotels, CW Real Estate Ibiza offers selected restaurants and commercial plots, including an established restaurant near Ibiza Town and a commercial plot of 18,000 m². For restaurants, the activity licence, the permitted use and the building status are as important as the location, and for commercial plots the planning classification decides what can be built. Many of these properties are offered discreetly, so please contact us for the full selection.
